The building of Barthell Bluffs, a townhome village, was completed in 2019. Units are located at 1001 Ridgewood Drive on Barthell OES Home's campus, overlooking scenic Decorah.
The eight townhome units are situated as two duplexes and a fourplex. Each unit is 1,425 square feet of living space with either a 478 or 520 square foot double garage. These spacious homes include two bedrooms, two bathrooms, a large sitting area, a great room, an office, and a patio in the front and back. The open floor plan and two patios give plenty of space to enjoy spending time with family and friends both indoors and outdoors. Pets are allowed as per Barthell policy.
Barthell Bluffs offers older adults a beautiful, scenic view in a quiet neighborhood while remaining close to restaurants, shops, downtown Decorah, and medical facilities.
Appliances include: refrigerator, stove, dishwasher, washer and dryer, and garbage disposal.
Other amenities: high efficiency natural gas furnace, central air conditioner, accessible shower, primary bedroom with bathroom and walk-in closet, double garage, and 5-year property tax abatement. Barthell Bluffs residents also have priority access to care levels on campus including independent living, assisted living, and the nursing home. The social services department should be contacted if townhome residents are interested in transferring to one of these facilities.
Your costs: One-time entrance fee which is returned based on the entrance fee refund plan*; a monthly maintenance fee; electricity; natural gas; television, phone, and internet services; and property taxes after the 5-year abatement.
Monthly maintenance fee services include: exterior, interior, and yard maintenance; snow removal; appliance maintenance; water; sewer; and garbage removal.
*Residents shall be responsible for any structural or other damage caused by the resident, ordinary wear and tear excepted. Barthell will be entitled to withhold from the entrance fee refund any amount otherwise owed by the resident to Barthell or any of its affiliates. The resident will be responsible for property taxes, which will be billed to the resident by Barthell.
